Directly from the MLS, within the past week there has been:

4,640 price decreases 😳
1,722 closed properties ☺️
8,923 homes currently active 😱
4,030 homes are pending in some way😉

So what do these numbers really mean?? This tells me there are a TON of homes waiting to be bought. Meaning that there are KILLER deals happening right now for buyers. Lots of properties slashing prices or making deals happen to get a property sold. Lots of negotiating.

“But Texas T…buyers just want to wait for the election to be done, or interest rates to drop, or market to crash or until next year, etc.”

Hey I get it. Some have good points and others…well they have been waiting for the market to crash since 2020 sooo there is that. All I can tell you is this:

BUYER: lots of inventory to choose from. Sellers are negotiating and doing multiple price decreases (some under tax assessed value) and doing what they can to help buyers….to an extent. Buy within your budget and please take property TAXES & home insurance into consideration 😭 I recommend to never be on your high end of budget in case anything happens. At the end of the day you will be paying your bills, not me. So afford accordingly.

SELLERS: You have some major competition so price accordingly. This is not the time to overprice your property. Put your best foot forward with pics, videos, staging, updates if you must. Showings have slowed down so be patient. Things are taking longer to sell. Some areas are competing with builders so also consider that. We are becoming more and more like a balanced and healthy market.

Overall…lean on your REALTOR® professional you hired. Those that are hardworking, knowledgeable and know what they are doing are working hard to get their clients the best deal. They are getting weekly game plans with their clients, hand holding and guiding them through this uncertain time. The only thing I can be certain is my work ethic, values and I can only control my environment and do the best I can for my people.
